Lease & Rent
When is rent due?
Rent is due on the 1st of each month. A late fee will apply after the grace period stated in your lease.
What payment methods do you accept?
We accept online payments via bank transfer (ACH) and credit/debit card. Please note that credit card payments may include a processing fee.
Is renter’s insurance required?
Yes, all tenants must maintain active renter’s insurance throughout the lease term and provide proof of coverage.
Can I have a copy of my lease?
Yes, email our office and we will send you a digital copy of your signed lease.
How do I renew my lease?
We will contact you approximately 60 days before your lease ends with renewal options and instructions.
Maintenance & Repairs
How do I submit a maintenance request?

What is considered an emergency repair?
Examples include no heat in winter, major water leaks, gas leaks, or electrical hazards. Call our office number immediately for these situations.
Who is responsible for pest control?
We handle pest control for multi-unit properties. Tenants are responsible for keeping their space clean to prevent infestations.
How often are HVAC filters replaced?
Filters should be replaced every 3 months. In most cases, we provide filters; tenants are responsible for changing them.
What should I do if I get locked out?
If you are locked out of your unit:
- During Business Hours – Contact our office immediately. If a staff member is available to assist, a lockout service fee will apply.
- After Hours & Weekends – Call our office to see if someone is available. Service is not guaranteed outside of business hours. If assistance is possible, an after-hours lockout service fee will apply.
- If No Staff is Available – Tenants must contact a reliable licensed locksmith at their own expense to regain access. If the lock is changed, you are required to notify our office and provide a copy of the new keys to the property manager within 24 hours of the change.

Utilities & Services
Which utilities am I responsible for?
This depends on your lease. Most tenants are responsible for electricity, gas, and internet. Water/sewer and trash service may be included.
How do I set up utilities?
We provide a utility setup guide with your lease. Common providers in Frederick, MD include Potomac Edison (electric) and Washington Gas.
Is cable or internet included?
No, tenants arrange and pay for their own internet/cable service unless otherwise stated in the lease.
Moving In & Out
When can I move in?
Your lease start date is your move-in date. Keys will be available after all payments and documents are received.
What is the move-out process?
Provide written notice as required by your lease (usually 60 days). The unit must be cleaned and all keys returned to avoid deductions from your security deposit.
How long until I get my security deposit back?
Per Maryland law, security deposits are returned within 45 days after you move out, less any deductions for damages or unpaid balances.
Policies & Rules
Can I have pets?
Pet policies vary by property. If allowed, pets must be approved and a pet fee/deposit paid before move-in.
Can I smoke in the unit?
All properties are non-smoking. Smoking inside may result in cleaning fees or lease termination.
Can I make changes to the property?
Any alterations require written approval from management.
